Move-Out Cleaning Checklist: How to Get Your Full Deposit Back

When you move out of a rental, your security deposit often comes down to one thing: how clean you leave the place. Landlords and property managers inspect against a standard, and "broom clean" rarely cuts it. Here's the room-by-room checklist they actually use — and where renters most often lose money.

The kitchen is inspected harder than any other room. Don't skip:

  • Inside and behind the refrigerator — pull it out and clean underneath
  • Inside all cabinets and drawers — crumbs, liners, spills

  • Sink, faucet, and garbage disposal

Bathrooms

  • Toilet — bowl, base, and behind it

  • Exhaust fan cover and light fixtures
  • Floor, baseboards, and behind the door

Bedrooms, living areas, and hallways

  • Closets — shelves, rods, and floors, fully emptied
  • Baseboards, door frames, and window sills
  • Windows, tracks, and blinds
  • Light fixtures, ceiling fans, and vents
  • Walls — spot-clean scuffs and any adhesive marks
  • Floors — vacuum carpet thoroughly; mop hard floors

The details that trigger deductions

These small items are exactly what an inspector looks for:

  • Dust on the tops of doors and ceiling fan blades
  • Fingerprints around light switches and handles
  • Cobwebs in ceiling corners
  • A dirty washer/dryer if they convey with the unit
  • Marks left behind by wall hangings

A few tips that protect your deposit

  1. Read your lease first. Many specify "professionally cleaned" condition — meet that standard exactly.
  2. Clean after everything is out. You can't clean a closet floor with boxes in it.
  3. Take date-stamped photos of every room when you're done. They're your proof in a dispute.
  4. Keep the receipt if you hire a pro — it documents that the standard was met.
